Repair & Inspection Information

Seller must make the following repairs

Buyer will have days to inspect the property and to terminate the contract if Buyer, for any reason does not want to proceed with the purchase.  Buyer will pay an option fee of for this right. this option fee will will not be credited against the purchase price (It typically is credited)

 

Specific repairs are usually not stipulated in the initial contract unless the buyer has inspected the property prior to signing the contract.  The parties usually specify an inspection period after the contract is signed to inspect the property.  The inspection period is the time the buyer has to inspect the property and notify the seller of any repairs the buyer wants made to the property. Ten days should be adequate in most instances.  The amount to be paid is typically $50 to $250 but can be any amount negotiated by the parties. If you do not answer any of the inspection fee questions, we will leave those provisions blank on the form which will mean that there is no inspection period.

 

The seller will will not pay for and provide a home warranty to buyer.  If seller provides a home warranty, the cost will not exceed (The cost is typically $300 to $400)
